City of Elmhurst Development, Planning, & Zoning Committee met Oct. 10.

Here are the minutes provided by the committee:

1. Call to Order

Chair Deuter called the meeting to order at 6:30 p.m.

2. Roll Call

Present: Deuter, Veremis, Park (arrived at 6:37 p.m.)

Absent: None

Staff Present: Franz, Gal, Kopp (part)

Elected Officials: None

5. Business Before the Committee

A. Development, Planning & Zoning Committee Meeting Minutes September 25, 2023

Alderman Veremis moved to approve the minutes of the DP&Z Committee on September 25, 2023. Chair Deuter seconded. Voice Vote. Motion passed.

B. Case 23 P 09 Baha Auto Sales Conditional Use and Variations - 505 W. Grand Avenue

ACP Gal summarized the applicant’s request. The Z&P Commission recommended unanimously for approval of the requests. Alderman Veremis commented on the applicant’s consideration of the Forest Preserve District’s recommendations as well as not allowing test drives through the adjacent neighborhood.

The Committee discussed the existing lighting and the applicant noted that over time as lighting needs to be changed out they intend to replace lights with fixtures that are Dark Sky recommended. The applicant also noted that the existing parking lot was recently resealed but that they will consider using alternatives to coal tar when they need to reseal in the future.

Following all discussion, the Committee agreed with the Commission’s recommendation.

Alderman Veremis made a motion to issue a report recommending approval of the two requests in Case 23 P 09. Alderman Park seconded. Voice Vote. Motion passed.

C. Code Enforcement Practices Updates - Report

Chair Deuter noted that the report was prepared to summarize the discussion from Code Enforcement Officer Michael Brumm’s presentation. It was discussed that the summary is valuable to share with the entire City Council. Chair Deuter asked staff to include a copy of the presentation with the report.

Alderman Park made a motion to approve the report. Alderman Veremis seconded. Voice Vote. Motion passed.

7. Adjournment

Alderman Veremis moved to adjourn at 6:57 p.m. Alderman Park seconded. Voice Vote.

Motion passed.
