Hinsdale’s effective property tax rate grew from 1.8% in 2016 to 2.2% in 2025, marking a 0.4 percentage-point rise over a decade, according to BlockShopper.com.

The average effective property tax rate for Cook County held steady at 2% between 2016 and 2025. Hinsdale’s rate in 2025 stands above the county average.

Of the 136 cities analyzed in Cook County, Hinsdale logged the sixth-highest increase in effective property tax rates during that period.

In 2025, Hinsdale’s current effective property tax rate of 2.2% placed it at 83rd among all cities in Cook County.

This figure is 2.5 times higher than the 0.888% average effective property tax rate in the U.S. for 2024.

U.S. home prices kept increasing in 2025, with the national median home price around $447,000 in June. That represents a 1.13% year-over-year rise, Redfin reported. Homeowners may end up with higher property tax bills even if tax rates drop or remain steady as rising home values expand the tax base. Because property taxes depend on both the tax rate and assessed property value, increases in market value can still translate to more owed in taxes, even if local governments lower rates. The average effective property tax rate on a median-valued home in the largest city in each state actually dropped over 5% from 2023 to 2024, according to a Lincoln Institute of Land Policy analysis.

In addition, property value increases have broadened the tax base in many regions. Since property taxes are linked to market values, growing home prices can result in bigger tax bills even when rates fall or are unchanged. Research on U.S. housing markets has also found that each 1% rise in median home value tends to correspond to about a 0.71% drop in the effective tax rate, illustrating that strong price growth can lower rates while collections climb.
