Located on the northeast corner of Townline Road and Warren Avenue

Request for approval of a variation to reduce the front, corner side, and interior yard setbacks required in the R-2 Medium-low Density Single Family Residential District, which would allow construction of an approximately 970-square foot addition to an existing approximately 1,644-square foot house.

Located along the north side of Ferry Road, west of Winfield Road, east of the West Branch of the DuPage River

Request for the following special approvals that together would allow development of an approximately 28-acre vacant property in Cantera Subarea C with a mixed-use project (“Riverview West”) consisting of 60, three-story townhomes, a single 364 unit, four-story, apartment building with an internal parking garage, and multiple commercial/retail/restaurant buildings containing a total of approximately 45,000 square feet of floor area:

a. Major Amendments to the Cantera General Site Plan Documents and the Cantera Development Control Regulations to add “Multi-Family Use Area” to the list of uses permitted on the property, permit a new right-in-right out driveway onto Ferry Road, and modify the pedestrian path system required on the property;

b. Redesignate this property from an Office Park Use Area to a Commercial Center Use Area and a Multi-Family Use Area;

c. A Major Planned Unit Development Amendment for a revised Preliminary Planned Unit Development Special Use Permit;

d. Various Site Specific Amendments to the Commercial Center and Multi-Family Use Area Design Standards contained in the Cantera Development Control Regulations;

e. Various Site Specific Amendments to the Cantera Development Control Regulations; and

f. A Site Specific Exception to the Warrenville Zoning Ordinance for reduced detention pond landscaping.

1. DuPage County Zoning Board of Appeals

Zoning Petition T-1-17 Text Amendments to County Zoning Ordinance Relative to Message Center Signs and Fences

Consideration of the following text amendments to the DuPage County Zoning Ordinance:

a. Allow que for message center signs from five minutes to ten seconds; and

b. Allow fences to be limited to certain heights in residential zoning districts to accommodate the attenuation of drainage below the fence, to wit:

i) In residential zoning districts where the fence height requirement is no taller than 4 feet, change Code from 4 to 4.6 feet;

ii) In residential zoning districts where the fence height requirement is no taller than 6 feet, change Code to 6.6 feet;

iii) In residential zoning districts where the fence height requirement is no taller than 8 feet, change Code to 6.6 feet; and

iv)In non-residential zoning districts where the fence height requirement is no taller than 8 feet, change Code to 8.6 feet.
