Request for approval of variations to reduce the minimum setback between accessory buildings and increase the maximum number of accessory buildings on a residential property from two to five, which would allow the property owner to keep a recently constructed, approximately 332-square foot detached garage.

2. 28W481 Riverview Drive / Sonia Grych (Staff Report) (Backup Info)

Located east of Batavia Road, south of Stafford Place

Project No. 2017-0292

Request for approval of (i) a Plat of Consolidation, and (ii) a variation to reduce the 35-foot minimum rear yard building setback required in the R-4 Medium-High Single Family Residential zoning district to approximately 20 feet. The requested approvals are associated with the property owner’s plans to demolish an existing, and construct a new, single-family house at approximately the same location on the property, outside the 100-year floodplain.

3. City of Warrenville Zoning Ordinance Text Amendment (continued from April 20 and May 4, 2017) (Staff Report)

Consideration of the following possible amendments to text of Warrenville Zoning Ordinance #1018:

a. Amend Section 7. Special Development Approvals to allow temporary sidewalk sales in certain zoning districts under certain conditions;

b. Amend Section 10. Acessory Uses And Yards to increase the maximum allowed eave height for accessory buildings constructed on lots over one acre; and

c. Amend other sections of Zoning Ordinance #1018, as necessary, to accommodate the above-listed amendments.

Request for approval of a Temporary Use Permit to allow the Warrenville Park District to conduct various temporary events throughout the year that involve street closures and alcohol sales.
