City of Elmhurst Development, Planning, & Zoning Committee met Feb. 26.

Here are the minutes provided by the committee:

1. Call to Order

Chair Deuter called the meeting to order at 7:04 p.m.

5. Business Before the Committee

A. Development, Planning & Zoning Committee Meeting Minutes January 23, 2024

Alderman Veremis moved to approve the minutes of the DP&Z Committee on January 23, 2024.  Alderman Park seconded. Voice Vote. Motion passed.

B. Case 24 P 02 Krueger Steel Conditional Use Permit for a Planned Unit Development with Site Development Allowances- 900 N. Industrial Drive

ACP Gal summarized the request and noted that the Z&P Commission recommended unanimously for approval. Jamie Bonnevier and Michael Stella of Development Solutions, Inc. addressed questions from the Committee regarding the need for the second access drive.  

Alderman Park made a motion to approve a report recommending approval of a conditional use permit for a Preliminary and Final Planned Unit Development for Krueger Steel & Wire and approval of a site development allowance for parking. Alderman Veremis seconded. Voice Vote. Motion Passed.  

6. Other Business

Alderman Veremis noted that the joint meeting minutes have not been approved. They will be added to the next agenda.

CP Franz provided an update on the Downtown Plan process. A public workshop was held on February 13th that had over 125 people in attendance. The team from Houseal Lavigne also held a business listening session and multiple focus groups over the last month. The survey and map.social mapping software are still live on the website and so far 378 have responded to the survey. Staff has been working with the Communications team on social media messaging to get more feedback. The next step is for the consultant to put together an existing conditions report and summaries of the public meetings will be added to the project website.

Alderman Veremis moved to adjourn at 7:21 p.m.  Alderman Park seconded. Voice Vote.

Motion passed.
