City of Elmhurst Development, Planning, & Zoning Committee met Jan. 8.

Here are the minutes provided by the committee:

1. Call to Order

Chair Deuter called the meeting to order at 7:00 p.m.

2. Roll Call

Present: Deuter, Veremis, Park

Absent: None

Staff Present: Franz

Elected Officials: None

5. Business Before the Committee

Minutes: A. Development, Planning & Zoning Committee Meeting Minutes December 11, 2023

Alderman Park moved to approve the minutes of the DP&Z Committee on December 11, 2023.  Alderman Veremis seconded. Voice Vote. Motion passed.

B. Planned Unit Development Concept Meeting - Timothy Christian

CP Franz provided an overview of the request. Ted Feenstra of V3 summarized the neighborhood meeting. Neighbors requested the keeping of trees, locating light poles on north side and no extension of Euclid. There were 8 residents who attended. Paul Buikema and Matt Davidson were also present and participated in the discussion. Alderman Veremis asked about the location of the storm sewer. Chair Deuter confirmed that all applicable stormwater requirements will need to be met.

The Committee did not identify any issues to prevent the request from moving forward. 

C. Planned Unit Development Concept Meeting - Krueger Steel

CP Franz provided an overview of the request.  Mike Stella, Vern Abel, Jamie Bonnevier were present and discussed parking and access to the site.  It was noted that the property can accommodate additional parking if needed in the future.  And that the existing pond will be reshaped and expanded to accommodate the additional hard surface. The Committee expressed their appreciation at the expansion and investment. 

The Committee did not identify any issues to prevent the request from moving forward. 

D. Pending Items List Review

The Committee agreed to remove the code enforcement practices referral. The Downtown Plan and Elmhurst Building Code to Support Residential L2 Charging & Solar Panel Installation referrals will remain. 

6. Other Business

The revised draft of the zoning ordinance is anticipated for the end of February. The joint meeting with the Z&P to kick-off the Downtown Plan is scheduled for January 23rd. 

7. Adjournment

Alderman Veremis moved to adjourn at 7:56 p.m. Alderman Park seconded. Voice Vote.

Motion passed.

Meeting adjourned at 7:56 p.m.
