Naperville Planning and Zoning Commission met Wednesday, March 1.

Parking Variance

The petitioner requests continuance to March 15, 2017 of the public hearing to consider approval of a variance from Section 6-9-3 (Schedule of Off-Street Parking Requirements) of the Municipal Code for the property located at 2644; 2656-2752; 2775; 2815; 2835; 2860–2940; & 2980 Showplace Drive, commonly known as Naperville Crossings, PZC 16-1-176.

PZC 17-1-004

40 E. Jefferson Ave.

The petitioner requests approval of rezoning to CU (College/University District) and an amendment to the North Central College Master Land Use Plan 2020 for the subject property located at 40 E. Jefferson Avenue, Naperville, Illinois.

Erin Venard, Planning Services Team, gave an overview of the request. Kathleen West, attorney with Dommermuth, Cobine, West, Gentler, Philipchuck, Corrigan, & Bernhard, Ltd., spoke on behalf of the petitioner:   Requesting to rezone the subject property CU and incorporate it into the College’s Master Land Use Plan.

North Central College is the owner of the subject property.

Subject Property is adjacent to the City’s Central Parking Facility. The City has approved a plat of subdivision that divides the property into 2 lots; the westerly lot will be conveyed to the City and the easterly lot is the subject of the rezoning.

 Provided an overview of surrounding land uses.

 Property was previously used as an office; NCC proposes renovating the building for faculty and staff offices and a meeting room.

 There are 6 parking spots available on site; remaining faculty and staff will park in other campus lots.

 College agreed that future expansions would not encroach into residential areas; this proposal fits with that goal.

 The proposed use of the property maintains the longstanding use of this property as offices; the proposal is consistent and compatible with the surrounding area.

Planning and Zoning Commission closed the public hearing.

Planning and Zoning Commission moved to adopt the findings of fact as presented by the petitioner and approve PZC 17-1-004, rezoning to CU (College/University District) and an amendment to the North Central College Master Land Use Plan 2020 for the subject property located at 40 E. Jefferson Avenue, Naperville, Illinois.
