Elmhurst Development, Planning, & Zoning Committee recommends two variances to city council

Elmhurst Development, Planning, & Zoning Committee met Monday, Feb. 13.

The Elmhurst Development, Planning & Zoning Commission includes three aldermen who advise the city council on matters related to economic development, housing, building, planning and zoning.

1. Call to Order

Committee Members Present: Scott M. Levin, Chairman; Mark A. Mulliner, Vice Chair, Michael Honquest, Alderman 6th Ward

Committee Members Absent: None

City Staff Present: Mike Kopp, Eileen Franz, Than Werner

Others Present: John Quigley, Mike Loftus, Gray Megan, Jim Milton, Scott Day, Jeff Budgell

None

3. Business Before the Committee

A. Case 17 ZBA 01 BMW Variation

The applicant was not present. Zoning Administrator Werner went over request. The DPZ agreed that there was no reason to postpone the request due to the applicant’s absence. The Committee agreed that the request was reasonable and to move it forward on the consent agenda for the next City Council meeting.

B. Case 17 ZBA 02 Loftus Variation

Assistant Zoning Administrator Franz went over request. The Committee agreed that the request was reasonable due to the irregular shape of the lot. It will move forward on the consent agenda of the next City Council meeting.

C. 16 P 14 Lapetina Amendments

Assistant Zoning Administrator Franz went over request. Chairman Levin commented that if the zoning is changed for the subject property, the property to the east will be the only C3A zoned property within Elmhurst. Chairman Levin also asked for clarification that this type of use is considered a mini warehouse in the I1 District. The Committee agreed to move the request forward on the consent agenda at the next City Council meeting.

D. Opus Request for TIF Assistance (Continued Discussion)

Assistant City Manager Kopp stated that the terms of the agreement are still being worked out. The item will be on the next DPZ agenda.

E. Case 17 P 01 City of Elmhurst Subdivision

Assistant Zoning Administrator Franz went over request. The access easement and frontage were discussed. The Committee agreed to move the request forward on the consent agenda at the next City Council meeting.

Upcoming agenda items were discussed.

5. Adjournment

Chairman Levin adjourned the meeting at 7:37 pm.
