Naperville property tax rate for Q4 2025 exceeds US average by more than double

Naperville property owners were subject to a 2% property tax rate on the value of their homes during the fourth quarter of 2025, placing it at more than 2.3 times the national average, BlockShopper.com reports.

During this period, the median sales price for homes in Naperville was $653,000, with 98 properties changing hands. The city’s median tax bill reached $13,141 in 2025, representing 2% of the taxable median home value.

Across the U.S., the average effective property tax rate stood at 0.888% in 2024.

Wilton, Park Forest and University Park were the three municipalities in Will County with the highest property tax rates.

The effective property tax rate cited for 2025 draws upon projected inflation figures and 2022 county tax records; actual rates may vary slightly in certain cases.

Nationwide, home prices rose again in 2025, with the median home value climbing to nearly $447,000 by June—an increase of 1.13% compared to a year prior, according to Redfin. The data also reveals a pronounced supply-demand imbalance, with sellers outnumbering buyers by 36%, or 508,715 homes. By Redfin’s assessment, a balanced housing market keeps the gap within 10% between buyers and sellers.
