A. CALL TO ORDER
Chairman Cosgrove called the meeting to order at 7:00 p.m.
B. ROLL CALL

C. NEW BUSINESS
1. 27545 and 27555 Diehl Rd / Little Friends / Minor PUD Amendment Located on the south side of Diehl Rd between Bulger Ct and West St
Request for approval of a minor PUD amendment to install a hip shade and greenhouse at 27545 and 27555 Diehl Rd
Petitioner Presentation:
Tom Pendziszewski, of Little Friends, provided a summary of the proposed greenhouse and shade structure:
– Both the Krejci Academy and the Adult Day Community Services Center provide diverse enrichment activities. The proposed greenhouse will allow garden enrichment activities for all Little Friends clients;
– The greenhouse will be located south of the existing playground at 27555 Diehl Rd.
– An ADA accessible sidewalk will serve the greenhouse. Gas and electric utilities will be drawn from the adjacent wing of 27555 Diehl Rd;
– One tree will be impacted by the greenhouse location and will be relocated;
– The shade proposed at 27545 Diehl Rd will provide a shaded break and lunch area for both employees and clients; and
– The greenhouse will be donated to Little Friends. Stamped architectural plans will be required for a building permit.
Public Testimony:
None.
PC/ZBA Questions and Comments:
The Plan Commission asked the following questions:
– Why is the greenhouse located outside of the fence? The Applicant stated that the green space used north of the fence and south of the playground is used for recreational purposes.
Additionally, locating the greenhouse outside of the fenced area will allow adult clients to access the greenhouse without entering the fenced recreational area.
CHAIRMAN COSGROVE MADE A MOTION THAT THE PLAN COMMISSION APPROVE THE REQUESTED MINOR PLANNED UNIT DEVELOPMENT AMENDMENTS FOR 27545 DIEHL RD AND 27555 DIEHL RD IN ACCORDANCE WITH STAFF REVIEW COMMENTS AND AS OUTLINED IN THE NOVEMBER 20, 2025, STAFF REPORT. SECONDED BY COMMISSIONER MARTINA. CHAIRMAN COSGROVE REQUESTED A VOICE VOTE. MOTION PASSED UNANIMOUSLY. MOTION CARRIED.

Community Planner Maszka provided updates on recently approved City Council items and the December 4 Plan Commission meeting.

Commissioner Martina provided information on the Versiti holiday blood drive and thanked Community Unit School District 200 for its Veterans Day flag ceremony.
